Morning coffee by the lake. Family weekends on the dock. A little more room to breathe. There is plenty to love about waterfront living in Kawartha Lakes—but a beautiful view is only one part of finding the right property.
Whether you are looking for a summer cottage or a year-round home, take time to understand the waterfront, the property and the responsibilities that come with it. Here are five mistakes to avoid before you buy.
1. Falling for the view without checking how you can use the water
Start with how you want to spend your time. Do you picture swimming with the grandchildren, taking a boat out, fishing or enjoying quiet mornings in a kayak?
Ask about water depth at the dock, the lake bottom, aquatic vegetation, boat traffic and seasonal water levels. A waterfront that suits paddling may not suit the boat you own. A lovely view does not tell you how comfortable the swimming will be.
Visit in person and ask questions about conditions beyond the day of your showing. Your goal is to find a waterfront that fits your life.
2. Assuming the property extends all the way to the water
The lawn, dock or boathouse you see may not tell the whole ownership story. The City of Kawartha Lakes notes that shoreline road allowances can exist along lakes, and structures may encroach on those lands.
Have your real estate lawyer review title, available surveys, boundaries, easements, access rights and the status of any shoreline road allowance. Ask what is included in the purchase and whether existing structures have the necessary permissions.
Understanding what you own—and what you have permission to use—helps you make an informed decision before committing.
3. Giving the kitchen more attention than the septic system and water supply
Fresh paint and a welcoming living room are easy to appreciate. The systems serving the home deserve just as much attention.
Confirm the water source, arrange appropriate water testing and ask about treatment equipment and maintenance. If the property has a septic system, review available records and arrange an assessment by a qualified professional. Ask whether its condition and capacity suit your intended use.
A cottage used occasionally by two people may be a very different purchase from a home you plan to occupy year-round with frequent guests. Make those plans part of your due diligence.
4. Buying with renovation plans before confirming what is allowed
Perhaps you want a larger deck, an addition or changes to the shoreline. Before building those plans into your budget, confirm whether they are feasible.
Check zoning and existing permit records with the municipality, and ask the applicable conservation authority about regulated areas, flooding and erosion hazards, and proposed work. Depending on the location and project, other approvals may also be needed.
Kawartha Conservation offers a Property Information Request to help identify regulated features and restrictions before buying. That information is not a construction permit or a guarantee that your plans will be approved.
5. Budgeting for the purchase but overlooking the upkeep
A waterfront budget should include more than your mortgage and property taxes. Obtain an insurance quote early and ask about the coverage available for the specific property.
Consider heating, water treatment, septic maintenance, dock care, seasonal opening and closing, and any private road or snow-clearing costs. If you plan to live there full-time, confirm legal access, winter road maintenance, internet service and the home's suitability for year-round use.
Ask for available operating costs and maintenance records, then allow room for repairs. A clear budget helps you enjoy the property with fewer surprises.
Find the waterfront that fits your life
Waterfront buying starts with a dream, but the right questions help you turn that dream into a practical choice. Look beyond the view and understand how the property will work for you in every season you intend to use it.
